El 4 de diciembre, Guacalito de la Isla celebró su convivio de 2011 con la Familia Guacalito e invitados especiales. Don Carlos Pellas y el personal de Guacalito fueron los anfitriones del evento, que contó con una asistencia que superó las 200 personas. Don Carlos conmemoró la apertura del evento con unas palabras de bienvenida inmerso en el entorno tropical de Playa Manzanillo.

Con esta inmortal dedicatoria de amor a su país del ícono nicaragüense Rubén Darío, Don Carlos abrió su discurso expresando porqué se siente tan apasionado por este emprendimiento. Nicaragua es un país que ha sobresalido mucho más de lo ameritado por su tamaño en una variedad de materias: las artes, las finanzas, el ron, los puros, el béisbol y el boxeo, entre ellas. Su visión asciende a nada más y nada menos que Guacalito de la Isla asuma su lugar entre estos superlativos nicaragüenses de renombre mundial. Hará todo lo necesario para erigir el legado detonante que será la insignia turística de nuestro país.   El proyecto dispondrá de amenidades que van a figurar en las cumbres de sus categorías.

Luego Carlos Hernández, Presidente y Director General de Pellas Development Group, anunció el lanzamiento de  Las Terrazas, nuestro nuevo producto residencial. Invitó a los presentes a pasar al showroom en el Ranchón donde el equipo de ventas estaría disponibles para aclarar incógnitas. Al recibir la palabra, David McLay Kidd, diseñador del Botanica Golf Course, relató sobre haber tenido que hacer lo imposible para no tocar ni un árbol al delinear el concepto que inspiró nuestro campo de golf. Motivó a la gente a que lo acompañara luego a estrenar el césped por medio de un torneo de Más Cercano al Pin. Se degustaron un suntuoso almuerzo tradicional y refrescos mientras los invitados platicaban bajo los cocoteros o paseaban por las suaves arenas de Playa Manzanillo.

Además de música, tertulia y traguitos, la agenda del día incluyó recorridos por la recién terminada Beach Villa modelo del Hotel Mukul.  Hal Thannisch y el equipo arquitectónico hotelero se apostaban para impartir conocimientos en cuanto a los matices destacados del diseño innovador de Mukul. La creación de Paul Duesing, diseñador de Mukul, incorpora espacios interiores únicos y lo máximo en comodidades,  logrando una combinación perfecta de un resort playero de lujo con un acogedor ambiente familiar hábilmente incorporando finos toques nicaragüenses.

Para el traslado de invitados, contamos con transporte continuo hacia el Hotel Mukul y el Hoyo 3 de Botanica Golf Course. Muchos también aprovecharon para hacer giras por el proyecto y visitar sus terrenos en La Reserva, además de conocer los sitios de los futuros Verdemar Oceanview Villas y el nuevo proyecto de Las Terrazas, desde donde pudieron admirar vistas panorámicas. Los avances en las varias áreas del proyecto provocaron una buena impresión entre todos los presentes, probando la fortaleza y confiabilidad de Pellas Development Group.

Para culminar la tarde, Don Carlos guardaba una sorpresa. Reunió a la comitiva en la costa donde liberaron la camada del mes de crías de tortugas marinas. Es un privilegio excepcional el poder acompañar a estas magníficas, eternas criaturas durante su primera incursión al mar en lo que define el comienzo de sus vidas—un viaje en que anticipamos volver a recibirlas en las costas de Guacalito cuando a ellas les toque anidar. Bajo una puesta del sol roja ardiente, brindamos por el fin de una tarde memorable confiados en que los sucesos del día garantizan que nuestros amigos y familia continuarán regresando a su hogar en Guacalito, al igual que siempre lo han hecho las tortugas de Manzanillo.

On December 4th, with over 200 people in attendance, Guacalito de la Isla held its 2011 Open House for Guacalito friends & family and distinguished guests. Don Carlos Pellas and the Guacalito staff hosted the gathering.  Around noon, the event kicked off with Don Carlos delivering opening remarks at Playa Manzanillo.

Opening with Nicaraguan icon Rubén Darío’s immortal ode of love for his country, Don Carlos’ eyes sparkled as he explained why he feels so passionately about this project. Nicaragua is a country that has punched above its weight in many fields, including the arts, finance, rums, cigars, baseball, and boxing. His vision amounts to nothing less than for Guacalito to take its place among these world-renowned Nicaraguan superlatives. He will do whatever it takes to create the detonating legacy that is set to be our country’s insignia in global tourism. The project will feature amenities ranked at the pinnacle of their class.

Next, Carlos Hernández, President & CEO of Pellas Development Group, announced the launch of Guacalito’s newest product, Las Terrazas. He invited our guests to visit the showroom inside the Ranchón where the sales team was standing by to answer inquiries. David McLay Kidd, designer of the Botanica Golf Course, then took the floor and spoke of the lengths he went to to spare trees while describing his concept for the golf course. He encouraged everyone to join him later for a Closest to the Pin competition to test-drive the greens. Sumptuous local dishes were served while guests mingled under the palms or took leisurely strolls on Manzanillo’s powdery sands.

Besides mingling, music, and refreshments, the day’s agenda included tours of Hotel Mukul’s recently completed model Beach Villa. Hal Thannisch and the hotel site architects were available to provide insights on the nuances of Mukul’s innovative design. Paul Duesing, Mukul’s interior designer, created elegant yet relaxing interiors with top-of-the-line amenities, managing to harness the best of a luxury beach resort in an intimate family atmosphere while gracefully incorporating refined Nicaraguan touches.

Shuttles provided continuous transportation to Hotel Mukul or to the tournament at Hole 3 of the Botanica Golf Course.  Guests could also take tours of the project or visit their homesites on La Reserva, as well as admire the panoramic vistas from the sites of the future Verdemar Oceanview Villas and the new Las Terrazas project. Everyone came away pleasantly impressed with the progress on display, proving Pellas Development Group’s strength and reliability.

To cap off the evening, Don Carlos had a surprise up his sleeve. He summoned the party to the beach to liberate this month’s batch of sea turtle hatchlings.  It is a rare privilege to witness the tiny offspring of these magnificent, timeless creatures take their first swim into the sea at the start of their life’s journey—a voyage which we sincerely hope will see them return to grace Guacalito’s shores once again when their turn comes to nest. Under a crimson dusk, we celebrated the end of a memorable afternoon secure in the knowledge from our day’s events that our friends and family will, just like Manzanillo’s turtles, always continue coming home to Guacalito.

Los Terrenos de La Reserva ya Estan en Proceso de Escrituración

Siempre es un momento emocionante recibir la escritura del terreno para una nueva residencia, mas aun cuando se trata de un lugar tan colmado de maravillas como Guacalito de la Isla. Nuestro personal está en proceso de coordinar reuniones individuales con cada uno de los propietarios de La Reserva con fin de ejecutar una breve ceremonia de cierre mediante el cual se traspasa el derecho de tenencia de su nueva propiedad. Estamos muy ilusionados de iniciar con esta nueva etapa del desarrollo.

El 25 de noviembre Katia Lacayo, Directora de Mercadeo y Ventas, acompañada por Edwin Mendieta y Alberto Rondón de nuestro departamento legal, tuvo el placer de recibir al Sr. Alfredo Palazio y su esposa Nilska Mierich de Palazio en nuestra oficina. Después de repasar la documentación, estos nuevos vecinos de La Reserva firmaron las escrituras de compra/venta mediante el cual Marina de Guacalito les cede la propiedad de sus terrenos. Este documento se devolverá al catastro donde el proceso de inscripción culmina en un lapso de 30 días.

Poseer escritura de compra/venta significa que el propietario en La Reserva queda autorizado para comenzar a construir sobre su terreno, marcando un momento histórico dentro de lo que será la comunidad fundadora de Guacalito de la Isla. Llegó el momento de ir materializando ilusiones, segun el proceso de construccion acordado. En dicha forma, garantizamos en conjunto un desarrollo ordenado y armonioso que dará paso a una comunidad atractiva y funcional que no solamente proporcionará una sobresaliente experiencia de vida playera, sino también estimulará un mejor potencial de apreciación.

Receiving deed to your new property is always an exciting moment, especially in a place endowed with the wonders of Guacalito de la Isla. Our staff is now in the midst of summoning all neighbors of La Reserva for a brief individual signing ceremony that transfers title to their property. We are very excited about entering this new phase of development.

On November 25th, Katia Lacayo, Director of Marketing & Sales, along with Edwin Mendieta and Alberto Rondón from Legal, was pleased to receive Mr. Alfredo Palazio and Mrs. Nilska Mierich de Palazio at our headquarters. After reviewing documentation, these new La Reserva neighbors signed the titles in which Marina de Guacalito transfers ownership of their homesites. The documents are then returned to the national land registry for final inscription, which should be complete within a month. In the meantime, owners will receive a letter with a copy of their deed promptly after closing.

Having property title means La Reserva neighbors are now free to begin construction of homes on their own lots, marking a truly historic moment in what will be Guacalito’s founding community. Owners can now enter the creative phase of turning design into bricks and mortar through the agreed construction process. In this way, Guacalito’s orderly and harmonious development is guaranteed to result in an attractive, functioning community that not only provides a superb coastal living experience, but also nurtures better appreciation potential.

Few resort communities in Central America will enjoy our commitment to excellence. Una Experiencia de Golf Inolvidable

An Unforgettable Golf Experience

Una vez finalizado en 2012, el Botánica Golf Course de Guacalito será el mejor campo de golf de 18 hoyos de Nicaragua. David McLay Kidd de DMK Golf Design, su distinguido creador, viajó desde Escocia para asistir al convivio del 4 de diciembre. Para estrenar la cancha, auspició un concurso amistoso de Más Cercano al Banderín (Closest to the Pin) para el público presente en el evento. Esta fue la primera oportunidad para que nuestros invitados y los futuros residentes de Guacalito gozaran de la belleza escénica de este entorno único en la forma en que estaba destinado a ser.

La competencia se llevó a cabo en el Hoyo 3 a plena vista del azul profundo de las plácidas aguas de la Bahía de Manzanillo. Participaron un total de 30 jugadores, en su mayoría varones, pero incluyendo algunas damas y niños. Un nuevo juego de palos de golf Taylor-made Burner se proporcionó para asegurar que hasta los golfistas novatos pudieran participar.

El Hoyo 3 inicia con un área de salida situada sobre una plataforma elevada y separada de la calle por un barranco profundo que contiene un arroyo. El verde, apostado entre un bunker y una colina, queda a por lo menos unos 150 metros de distancia. La vista desde la zona de salida es simplemente espectacular.

En el concurso de Más Cercano al Banderín cada jugador tiene tres oportunidades para golpear una bola desde el tee de un hoyo par tres e intentar colocarla lo más próximo posible al banderín o meterla al hoyo en un solo intento.  Gana el jugador que logra reposar la pelota a la menor distancia del hoyo.

Como era de esperarse, nuestro mini-torneo inaugural estuvo muy animado. El nivel de talento de los participantes llegaba desde principiantes que jamás le habían pegado a la bola hasta expertos con técnica casi profesional.  El resultado fue una competencia entretenida en la que nadie quedó decepcionado. Entre bebidas y aplausos, todos alentaban a los participantes y gozaban del evento.

Don Eduardo Belli se coronó campeón al colocar la pelota a 4 pies de distancia al banderín. De premio, se llevó una canasta de productos Flor de Caña con todo lo necesario para celebrar a lo grande su victoria. Carl Ahlers y Enrico Palazio quedaron en segundo y tercer lugar. Andrés Valldejuli, nieto de nuestro campeón, ganó entre los niños.

Pronto algunos de los expertos presentes podrán sacarle el máximo provecho al grato entorno natural y fabulosas vistas del campo de golf Botánica. Al grueso de la Familia Guacalito, sin embargo, nos espera mucho tiempo de aprendizaje. Será solo cuestión de poco tiempo para que Guacalito tenga su propio equipo de golf, listo para medirse con sus huéspedes y compañeros en el campo destinado a ser una de las joyas más brillantes de nuestro proyecto.

The Botanica Golf Course at Guacalito will be Nicaragua’s finest 18-hole course upon completion in 2012. Its creator, David McLay Kidd of DMK Golf Design, flew in from Scotland to attend the December 4th open house event and host the Guacalito Friends & Family as they took a test-drive of the new grounds through a friendly “Closest to the Pin” competition. The event was the first opportunity for future residents and guests to enjoy the scenic beauty of this one-of-a-kind setting as it was meant to be.

The contest was held on the grounds of Hole 3 within view of the gentle deep-blue waters of Manzanillo Bay. A total of 30 contestants participated, predominantly men, but including some women and children. A new set of Taylor-made Burner golf clubs was provided to ensure that even aspiring golfers had an opportunity to partake.

Hole 3 begins at an elevated platform tee-box separated from the fairway by a deep rift housing a brook. Sandwiched between a hill and a bunker, the putting green lies a good 150 meters away. The view from the teeing ground is simply spectacular.   

Closest to the Pin involves each contestant teeing off on a par-3 hole and getting 3 opportunities to drive a ball as close as possible to the pin or score a hole-in-one.  The player whose ball lands the closest distance to the hole wins the prize.

As expected, our first foray into mini-tournaments was lively and agitated. The level of talent on display ranged from rookies who could barely hit the ball to seasoned pros. This made for great entertainment and our contestants did not disappoint. Everyone partook of cheers, drinks, and laughs.

Mr. Eduardo Belli was the winner of the event, coming within 4 feet of the pin.  As a prize, he took home a gift basket brimming with Flor de Caña brand merchandise and all the tasty rum required for a fitting victory celebration. Carl Ahlers and Enrico Palazio rounded out the top three, with our winner’s grandson, Andres Valldejuli, taking the top spot among the kids.

While some of the experts will soon be teeing off and taking full advantage of the remarkable natural scenery and breathtaking views at Botánica, most of the Guacalito Friends & Family can look forward to a fair bit of practice. In practically no time, Guacalito will sport its own golf squad, ready to take on guests and fellow Family members on the grounds of what will surely be one of the jewels of the Guacalito project.

La Reserva Home Sites Are Registered – Deeds to be Delivered Soon

All Home Sites in the Guacalito de la Isla’s exclusive La Reserva Neighborhood have now been officially registered, and deeds for the properties will soon be delivered to all home site owners. La Reserva neighbors should watch their mailbox, as they will receive a letter with formal instructions regarding the process for receiving their deed in the very near future.

Seamless Infrastructure Development Continues at Guacalito de la Isla

Infrastructure progress continues at Guacalito de la Isla in full force, with full completion right around the corner. The unique power and fiber-optic telecommunications systems have been completely installed as roads continue to be constructed.

The installation of telecommunication lines at Guacalito de la Isla is complete, promising unlimited bandwidth for voice, data and video usage for all Guacalito residents.

Eduardo Perez, Guacalito’s Power and Telecommunications Engineer, has lead the project, ensuring not only flawless installation and reliable performance, but aesthetic consistency and safety as well. All of the power and telecommunications lines at Guacalito de la Isla have been installed underground. This highly developed underground power and telecom system is extremely reliable and very low maintenance. Because the lines are buried they are less likely to be affected by winds or inclement weather, reducing the incidence of power or communications outages for Guacalito residents. The system is naturally immune to lightning and electrical phenomena, which makes it very reliable for this particular oceanfront location. The nature of underground lines also make them virtually inaccessible to the general public, which increases the security of the network as a whole, as well as information traveling to and from individual homes.

100% of the power lines have now been installed at Guacalito de la Isla, and negotiations with the power company are underway and proceeding well. The installation of telecommunication lines is also complete, promising unlimited bandwidth for voice, data and video usage for all Guacalito residents.

During the design and planning phases at Guacalito, our team has been dedicated to preserving the striking natural beauty of the land at all cost. Progress at Botánica Championship Golf Course Continues with an Environmental Edge

Since the beginning of construction of Botánica Golf Course in November of last year, great progress has been made in the formation of holes and the preparation for play. Currently, holes 1-4 and the majority of hole 5 is fully grassed and filling in nicely. Plans for the grassing of the remaining holes includes an interesting growth and propagation approach that is consistent with Guacalito’s dedication to environmental preservation and care.

The grass that was selected for planting at Botánica is a fine-bladed Seashore Paspalum. Developed by the University of Georgia, this cultivar thrives on salt water. Perfect for Guacalito’s salty ocean side fairways, the Seashore Paspalum can also be irrigated with recycled, non-potable or brackish water, making it a low-maintenance, environmentally friendly selection for the community.  Seashore Paspalum is also a self-propagating species. The grass currently being cared for on holes 1-5 will eventually be harvested and transplanted into the remaining holes on the course.

Golf Course Project Managers Chip Caswell and Casey Krahenbuhl have been overseeing the continued development of Botánica, including the completion of cart paths for holes 1-4. We’ll be sharing their progress in future editions of Tres Ceibas.

Employment Continues to Grow at Guacalito de la Isla

In September, Guacalito de la Isla was featured in La Prensa regarding the number of jobs that have been created during the design and development of the community. To date, over 1,200 jobs have been created, including full time staff members and contractors, to bring the community to life.

Aligned with Pellas Development Group’s corporate values, 60-65% of Guacalito’s new staff reside in the neighboring towns of El Coyol, Las Pilas, and Juan Davilla, which are communities that have had marginal opportunities for employment in the past. Since ground has broken at Guacalito de la Isla, new opportunities have been created for job-seekers within these communities that require a wide variety of skill sets, including construction, maintenance and security. As the community grows, additional opportunities will arise including hospitality service at Mukul, the 5-Star Boutique Hotel that is currently under construction.

The Guacalito de la Isla team has been fully dedicated to engaging the communities surrounding the construction site, creating long-lasting, meaningful opportunities for growth and future sustainability. Our business model will continue to include plans for future job creation as the community is completed and opens to residents and visitors.

John Pippett, Director of Construction and Design at Guacalito de la Isla, shares his thoughts about the project and becoming part of the Guacalito team.

From Costa Rica I heard that there was a project in Nicaragua that would set the new standard as a progressive, exciting, frontier development but never thought it was a possibility. I arrived early one morning to visit the project and Carlos Hernandez and was truly amazed at what I was seeing, not only by the multiple projects that were clearly in full construction, but by the passion and drive that he displayed as he explained each of the components of the project as we were visiting them on site. Shortly after that I clearly understood where that passion and drive came from as I had the great pleasure of meeting Don Carlos Pellas. As he described his vision of what he wanted Guacalito to become it was clear to me that this is the team and project family that it would be an honor to be a part of.

Coming onto the project with infrastructure and major projects already under construction, it is exciting and challenging, as we are creating a world-class resort with top of the line infrastructure and design standards  - something that has never been done before in Nicaragua. The Mukul Family Home, Guacalito’s centerpiece hospitality component, provides more of a residential feeling than that of a typical 5 star resort. The rooms are spacious, with high vaulted ceilings and individual pools, and are all anchored by “Casa Don Carlos,” the Owner’s Lodge, to give you a true feeling of a family home.

Having worked in the region for several years it has been a truly unique opportunity experiencing how the Guacalito team wants to provide such a spectacular level of quality and finishes… and they will go that extra mile to make sure that the vision becomes a reality. John Pippett, Director of Construction and Design at Guacalito de la Isla, started his career as a Project Manager with Trump Construction as a project manager for the tower portion of the Trump Taja Mahal Resort and Casino in the early 1990′s. From there he joined Marriott International as a project manager in the Latin America to spearhead their Development of the J.W brand. He managed such projects as the J.W Marriott Quito J.W Marriott Lima, J.W Marriott Cancun Resort and Spa as well as several others in the region. After 8 years with Marriott he transitioned from hotel operators to Real Estate Development as part of the Peninsula Papagayo Project where he was Project Director for the development and construction of the Four Seasons Papagayo, Exclusive Resorts, as well as many other residential and condominium projects. In conjunction he was Project Manager of the Molasses Reef Project in the Turks and Caicos Islands, which included the Molasses Reef Ritz Carlton and residential units as well as development of the master plan.

 After 7 years, John joined the Cacique Costa Rica Project where he was Project Director for the master planned community. Cacique Costa Rica included The One and Only, The Agassi tennis Center, various residential communities and the Tom Doak Golf Course. Before he joined Pellas Development Group he was managing the Westin Playa Conchal conversion.

The Ocean View Villas within the Verdemar neighborhood have been a very popular residential option at Guacalito de la Isla, as 21 of the 26 available units have sold since their launch only 7 months ago. Those who have already purchased within this spectacular neighborhood should watch for additional information about contract signing in the very near future. For those who are still interested in becoming a neighbor at Verdemar, time is of the essence! Based on past interest, we expect the last remaining units to sell very quickly.
